Norvistar was engaged by a national real estate investment firm to streamline and enhance their technical communications for a portfolio refinance and investor update. The $45M multifamily portfolio included six assets across three regional markets, with complex data sets ranging from loan maturity timelines to T-12 operational metrics.

The firm’s internal documents were thorough—but overwhelming. Our task was to translate this dense material into clear, investor-friendly narratives that would communicate confidence, highlight upside potential, and support successful re-capitalization efforts.

Key Deliverables

  • Investment Memo Rewrite:
    Reorganized 22-page internal draft into a 12-page executive summary format. Incorporated narrative structure, visual hierarchy, and simplified financial language for non-technical readers.
  • Asset Fact Sheets:
    Designed 1-page overviews for each property, including cap rate trendlines, neighborhood comps, and historical occupancy data—all paired with color-coded charts and maps.
  • Market Summary:
    Crafted a two-page market brief contextualizing rent growth, labor dynamics, and development pipeline trends in plain language. Embedded citations from CoStar, Moody’s, and local economic development councils.
  • Deck Support:
    Edited and formatted pitch decks for capital partners and internal review committees. Ensured alignment across voice, visual consistency, and core messaging.
